General House Rules
- No pets allowed.
- No smoking, not even on the balcony. (Sorry but we received too many complaints from other tenants and the HOA from guests who made a mess.)
- No parties or events.
- Commercial photography and filming allowed.
- Unless agreed upon prior, check-out is at 11 AM (primarily because that’s when the cleaning crew gets here)
- The pool is closed after 10 pm. Swimming is at your own risk as there is no lifeguard.
- Please refrain from making noise past 11 PM. Be courteous, our neighbors are friends and good people, and many are retirees.
- Please do not hang anything (including clothes, towels, etc) from the railing on the balcony. The condo HOA has a stupid rule that forbids this.
- A $25 charge will be added for lost or stolen keys.
Arrival Information
Airport
If this is your first time in Puerto Vallarta, when you are exiting the airport, you'll have to go through a crowd of semi-aggressive people who will try to get you to sign up for a timeshare presentation. Just ignore them and proceed to the exit.
Getting to Condo Taxi/Uber
To get to the condo, you can either book a taxi or use Uber. Taxis are more convenient but typically more expensive as Ubers are not allowed to pick up directly from the airport, and you'll be required to go to the pickup area outside the airport. If you don't mind a short walk, order your Uber, exit the airport, turn left, go to the end of the building, make another left, take the ramp, and cross to the other side. You'll see a bus stop along with Uber waiting to pick up guests.

Check-in
In most cases, our property manager Rodrigo and/or his wife Belinda will be there to greet you and give you a tour of our home. If they are unable to be there for any reason, we have a backup contactless option for you.
Keyless Entry
When you arrive at Punta Esmeralda, the code to open the first door is #. When you enter the door, turn left to the wall under the carport and you'll see a row of electrical switches. There is a lockbox directly under the one marked 502 and the code to open it is .
Car Security Gate
If you need to open the gate to bring a car/taxi in, there is a switch located on the right, inside the doorway as soon as you enter after entering the code. It's inside the wooden cabinet and is a white toggle switch. The car gate closes automatically, so if taking a taxi, you'll need to press the switch to let them out.
Parking
There is a dedicated spot for your car within the gated area under the covered carport marked 502.
While the condo is gated and the community is safe, please ensure no valuables are left in your vehicle overnight. We are not responsible for any damage to your vehicle or valuables.

Air Conditioning
There is an air conditioner located in each bedroom as well as the living room. The living room & bedrooms have AC Units to suit individual needs so feel free to adjust it how you see fit, but please don’t turn it below 65 degrees.
The default temperature is 25°C/77°F
Handy temperature conversion cheat sheet (approximate):

- 22°C = ~72°F
- 23°C = 73°F
- 24°C = 75°F
If you're opening the doors/windows or planning on leaving the house for the day, please don’t keep the A/C running.
NETFLIX & DISNEY+
After a long day of sightseeing, there’s nothing better than sitting down and relaxing with your favorite television shows. The TV comes logged into Netflix and Disney+
Netflix has 3 profiles: English, Spanish, and Kids. Disney+ is also available in the apps list.
Android TV
The TV runs on Android so you may also mirror your devices using Android mirroring if you want to use any other service.

Water
The kitchen features a reverse osmosis water filtration system for drinking water. You'll find the tap next to the kitchen sink.
We also provide a 5 gallon bottle of Ciel drinking water as backup.
You'll find a pitcher in the fridge, and reusable water bottles in the cabinet which will help keep water cold.

We offer free coffee and tea, please drink as much or as little as you’d like. The coffee and tea should be in the cupboard to the top most right.

Each cabinet has pictures to help indicate what's in each cabinet. The pots, pans, dishes, and glasses are in the cupboards with the appropriate labels.

Supplies
Trash bags and general cleaning supplies are kept underneath the sink. I do a good job of staying on top of the supply, but if anything is running low and you want me to restock, just shoot me a text.
We do our best to keep everything well stocked but if we're running low on anything, please don't hesitate to reach out to let us know.

Laundry baskets are in each bedroom.
The washer & dryer are located in the room past the kitchen.

Balcony Doors
The release is located on the bottom of the door. Simply lift the release and the door will open. To secure, close door, and latch the plunger into place.

Shopping in Puerto Vallarta
When shopping in most places like grocery stores in Puerto Vallarta, shopping bags cost extra. We have reusable shopping bags in the condo should you need them.

Turn Off Everything
It would be appreciated if you can turn off lights, A/C, fans, etc., and close any open windows.

Once you've checked for any lost items, just hit the lock button on the keypad on your way out and lock the door.
